Florida home inspector courses online, built to Rule 61-30.503

DBPR approves interactive distance learning for home inspectors when you can document three things: comprehension checks, honest hours and student identity. We build the platform that produces that documentation, on your site and under your name.

What DBPR requires of an online course

Florida Department of Business and Professional Regulation (DBPR). Summarized from the rule text, with the citation for each so you can check it yourself.

  1. 01

    Comprehension checked at regular intervals

    Rule 61-30.503(3)(a), F.A.C.

The provider documents that the course measures learning and checks comprehension of the content at regular intervals.

  2. 02

    Stated hours match actual hours

    Rule 61-30.503(3)(c), F.A.C.

The course hours you state have to match the actual time each student spends completing the course. That is a seat time rule.

  3. 03

A stated way to verify the student

    Rule 61-30.503(3)(f), F.A.C.

The application spells out how the provider will verify student identification.

  4. 04

    Course and provider applications

    Rules 61-30.503(2)(a) and 61-30.501, F.A.C.

Courses are filed on DBPR HI 0404, the Education Course Application. Providers apply on DBPR HI 0403 with a $125 fee, and approval runs to May 31 of odd-numbered years.

  5. 05

    Completions reported in 30 days

    s. 455.2178, F.S.; Rule 61-30.502, F.A.C.

Providers report each licensee's completion to DBPR electronically within 30 calendar days. Inside the last 30 days before the renewal deadline, it is 10 business days. Doing this is a condition of keeping provider status.

  6. 06

    120 hours to get licensed

    s. 468.8313, F.S.

A home inspector license takes 120 hours of DBPR-approved education. Every one of those hours has to come from an approved course.

How the platform is built to it

Your course, on your site, under your name. Every requirement above is a feature, not a promise in the application.

Checks at a fixed rhythm

Short comprehension checks sit at set points in every module, and progress waits on them, which is the regular interval measurement 61-30.503(3)(a) asks you to document.

Seat time measured per student

Active time is logged for each student and each module, so you can show the stated course hours line up with what students actually spend.

ID verification you can describe

Students verify identity at enrollment and at checkpoints. We write up exactly how it works for the HI 0404 application.

Approved hours, tracked as approved

Each DBPR-approved course in the 120 hour track keeps its own completion record and hour count, so a student's total is built only from approved courses.

A reporting clock that knows renewal season

Completions queue for DBPR with a 30 day clock that tightens to 10 business days in the window before the renewal deadline.

The path to DBPR approval

  1. 1

Apply as an education provider on DBPR HI 0403 with the $125 fee.

  2. 2

File each course on DBPR HI 0404, including the interactive distance learning documentation: comprehension checks, seat time and student identification.

  3. 3

    Run the course once approved.

  4. 4

Report each completion to DBPR electronically within 30 calendar days, or 10 business days near the renewal deadline.

  5. 5

Renew provider approval by May 31 of each odd-numbered year.

The terms

We are building one right now for a state-approved online school in Virginia, in English and Spanish, on the same terms.

One flat fee
Quoted per course before any work starts. No hourly billing and no surprise line items.
Final payment on approval
The last payment is due when the regulator approves the course, so the platform has to pass review before it is paid for in full.
No per-student fees
You keep what every enrollment pays. Nothing is skimmed per seat, per certificate or per month of traffic.
You own it
The platform, the code and the student records are yours outright, on your site and under your brand.

Questions schools ask

Does Florida require a proctored exam for online home inspector courses?

Rule 61-30.503 does not expressly require one. It asks for regular comprehension checks, honest seat time and a stated way to verify student identity.

Can the 120 hour Florida home inspector pre-license course be online?

The rule covers interactive distance learning for DBPR-approved courses. The platform is built to the three things the application asks you to document.

How long do I have to report CE completions to DBPR?

Thirty calendar days, or 10 business days once you are inside the 30 days before the renewal deadline.

Will the course be under my brand?

Yes. It runs on your site with your name on it, and you own the platform and the code. Optional monthly upkeep covers hosting and rule changes.

When is the final payment due?

When DBPR approves the course. The fee is flat and quoted per course, with no per-student charges. We are building one right now for a state-approved online school in Virginia, in English and Spanish, on the same terms.
