Build a GREC-approved computer-based real estate course in Georgia

Georgia gives a school two ways online: ARELLO certification, or meeting the Commission's own computer-based course standards. The second route asks for a course that teaches to mastery, with documented methodology approved before you build. Vaylo Studios builds that course platform for your school, on your site.

What GREC requires of an online course

Georgia Real Estate Commission (GREC). Summarized from the rule text, with the citation for each so you can check it yourself.

  1. 01

    Instruction must be interactive

    Ga. Comp. R. & Regs. 520-2-.04(8)

Every course, in any mode, uses interactive techniques. A school may not teach mainly by having students read text, listen to audio, watch video, or drill exam-style questions.

  2. 02

Two approval routes, and webinars need ARELLO

    Ga. Comp. R. & Regs. 520-2-.04(9)

GREC approves distance courses that meet the chapter, or that ARELLO has certified. Approval based on ARELLO ends the moment ARELLO drops the certification. Synchronous internet or webinar courses require ARELLO, and a distance credit hour is 60 minutes.

  3. 03

    Teach to mastery

    Ga. Comp. R. & Regs. 520-2-.04(10)(a)

Content is split into Commission-approved units and modules, each with learning objectives and an objective, quantitative mastery criterion. Ongoing diagnostic assessment and individual remediation continue until the student meets each criterion.

  4. 04

    Methodology approved before development

    Ga. Comp. R. & Regs. 520-2-.04(10)(b)

Before building a computer-based course, the school submits documentation of how the course will accomplish each element of mastery, for Commission approval. Developers test the course and keep development and testing records available.

  5. 05

Minimum hours and an instructor who oversees

    Ga. Comp. R. & Regs. 520-2-.04(10)

Computer-based courses must reasonably require 75 hours for salesperson prelicense, 60 for broker prelicense, 25 for sales postlicense and 25 for CAM, and the offered hours for CE. An instructor answers questions, oversees the work to confirm the enrolled student did it, and certifies completion.

  6. 06

Proctored finals in two secure forms

    Ga. Comp. R. & Regs. 520-2-.04(11)(d) and (g)

Prelicense and postlicense finals, and CE finals required for credit, are proctored by the director, coordinator, an approved instructor or a designee. Schools keep at least two forms of each final and keep them secure.

  7. 07

    Five-year records with module verification

    Ga. Comp. R. & Regs. 520-2-.02

Computer-based course records are kept at least five years, including a Commission-authorized system for verifying completion of each module. Notices and ads say the course is computer-based, and completions are reported electronically.

How the platform is built to it

Your course, on your site, under your name. Every requirement above is a feature, not a promise in the application.

A mastery engine, not a page turner

Each module carries its objectives and a numeric mastery threshold. Diagnostic checks run throughout, and a student who misses gets targeted remediation until the threshold is met.

Methodology documentation you can submit first

We write up how the platform delivers each element of mastery before the course is built, then keep the development and testing records the rule says the Commission can see.

Hour accounting in 60-minute credit hours

Content is sized and metered so a salesperson prelicense student spends the 75 hours the rule sets, and each other course its own minimum.

Instructor oversight and the student statement

Instructors get a console to answer questions and review work before certifying completion. The student certification statement is collected electronically once GREC authorizes that method.

Proctored finals and module-level records

Finals run under a proctor with two or more secure forms. Every module completion is logged for the five-year record and completions feed the Commission's reporting.

The path to GREC approval

  1. 1

Be, or become, a GREC-approved school. Only approved schools may offer the courses.

  2. 2

Pick the route: ARELLO certification, or the computer-based standards in 520-2-.04(10). A webinar course has to take the ARELLO route.

  3. 3

For the computer-based route, submit the methodology documentation for each element of mastery and get it approved before development starts.

  4. 4

Build and test the course, and keep the development and testing documentation available to the Commission.

  5. 5

Get prior authorization for the electronic student statement and any online assessments, then launch with the course labeled computer-based in notices and ads.

The terms

We are building one right now for a state-approved online school in Virginia, in English and Spanish, on the same terms.

One flat fee
Quoted per course before any work starts. No hourly billing and no surprise line items.
Final payment on approval
The last payment is due when the regulator approves the course, so the platform has to pass review before it is paid for in full.
No per-student fees
You keep what every enrollment pays. Nothing is skimmed per seat, per certificate or per month of traffic.
You own it
The platform, the code and the student records are yours outright, on your site and under your brand.

Questions schools ask

Does Georgia require ARELLO certification for online real estate courses?

Only for synchronous internet or webinar courses. A self-paced computer-based course can be approved by meeting the standards in 520-2-.04(10) directly. IDECC is not named in the chapter.

Can I teach my Georgia prelicense course live on Zoom?

Under the rule text, a synchronous internet or webinar course requires ARELLO certification. Without it, the online option is the self-paced computer-based route.

How long does the online salesperson prelicense course have to take?

The computer-based version must reasonably require 75 hours, measured in 60-minute credit hours. Broker prelicense is 60.

Does a Georgia online final need a proctor?

Yes for prelicense, postlicense and any CE course with a final required for credit. The school director, coordinator, an approved instructor or a designee can proctor it.

What does a Georgia build cost and who owns it?

You get one flat quote per course and the final payment waits for GREC approval. No per-student fees. The platform and code are yours, with optional monthly upkeep. We are building one right now for a state-approved online school in Virginia, in English and Spanish, on the same terms.
